My Story
My self Swapnil Jadhav from Nashik.I had completed my engineering from K.K.Wagh College of engineering.After completing graduation i had placed in Lalit Pipes & Pips Ltd.,Shahpur through campus.I was with this company till Feb.2013 as Jr.Engineer Maintenance.
After this i got an opportunity to work with JONES LANG LASALLE as Ex.Engineer Maintenance,currently i am working with this organisation.

Responsibilities
  • • Manage all Electro mechanical services.
    • Maintenance of Electrical services like, Transformers, HT & LT panels, Escalators, elevators, BMS, motors and other related electrical which will include STP etc.
    • Draw up and complete monthly electrical analysis for billing to retailers and formulate ways to save on energy consumption.
    • Maintenance of Chillers & related primary, secondary& condensation pumps, AHU’s, Cooling towers etc.

    • Maintenance of BMS and BTU meters and ensure proper readings and operations of the same.
    • Looking into the load distributed pattern and ensuring to produce less current in Neutral. (Say Below 6-7 A).
    • Fire detection system and fire hydrant system to be taken care as per NBC/ CFO regulations.
    • Preventive maintenance to be planned and executed.
    • Spare parts management.
    • Maintenance has to be done in required intervals of time to avoid /reduce any breakdowns.
    • Preparing of Breakdown analysis in case any failure to avoid future breakdowns with root cause analysis.
    • Day to day power consumption details to be recorded and kept it for ready reference.
    • All equipments condition to be noted down on day to day basis.
    • Ensuring and recording all the tenants DB details with IR values and other details, our own system with earthing details able to submit to Electrical inspectorate in any unforeseen incidents. Ensure that Power supply from MSEB is distributed safely to tenants without violating any regulations.
    • Includes operation & maintenances of all machinery & equipment .The complete system is designed to facilitate monitoring & controlling through B.M.S.

    • The required equipments AMC to be finalized by coordinating with the concern.
    • Looking into all HVAC calculations and giving feed back to Mall manager / Property Manager.
    • Discussions with customers in technical related matters and resolving it.
    • Maintenance of Lifts and Escalators
    • Maintenance of all water bodies
    • Maintenance /repairs of all lighting
    • Maintenance/ repairs of washrooms
    • Maintenance and keep in good repair the Gas bank
    • Maintenance/ repair of STP.
    • Maintenance/ repair of water tanks – ensure sufficient water stocks at all times.
    • Maintenance of CCTV system.
    • Maintenance of audio-visual (AV) system.
    • Handling the day to day general complaints and make sure that the TAT are met.
    • Keeping the record of all major and minor incident/preparation of incident report.
    • Generation of all kind of work permits as per the requirement.
    • Reporting to the chief engineer on daily basis.
    • Preparation of DMR/ MMR and submit to the chief engineer.

Responsibilities
  • - Preparing maintenance chart for machine and daily work distribution.
    - Assigning daily job responsibilities to workers.
    - Regular Maintenance of various Hydraulic and Pneumatic machines such as Hydraulic Press, Compressor, Chiller, Rolling machine.
    - Supervising the functions like preventive maintenance of all Mechanical (Hydraulic and Pneumatic) equipment’s to bring breakdown time of the machines to minimum.
    - Office work includes preparation and maintaining of ISO documents related to daily maintenance.
    - Indent & purchase of required material by communicating with store dept.
    - Taking inspection of various machining parts made at shop floor with help of vernier, micrometer and other inspection instruments.
